Recently, four residents of a residential area in Chengdu filed a lawsuit against two residents on the first floor for changing their minds and obstructing the installation of elevators in an old building. This is also the first lawsuit in Chengdu city caused by "elevator installation". In fact, there has always been debate about installing elevators in old residential areas. In the past decade, the real estate industry in China has made rapid progress. With the arrival of 2021, the renovation of shantytowns has become history. A large number of old residential areas will begin to carry out renovation and refurbishment projects, replacing "shantytown renovation" with "old renovation".
 
According to statistics released by the Ministry of Housing and Urban Rural Development, there are approximately 180000 residential areas in China that meet the requirements for old community renovation, involving hundreds of millions of residents. Last year, we will comprehensively promote the construction of old communities. In the past, buildings were generally six stories high and not considered low. Generally speaking, old residential areas are all equipped with pedestrian stairs, so you have to rely on yourself to climb up and down the stairs. If you live on the first floor, it's okay, but living on the top floor is very difficult. Without an elevator, we have to climb stairs every day, let alone move in. I originally planned to install elevators in the old residential area to alleviate the difficulty of going out. Indeed, this is a good thing for residents living in high-rise buildings, as it facilitates their outings and can be considered a necessity. But for residents on the first and second floors, installing elevators is not very useful.

  

Low rise residents strongly disagree with the installation of elevators?
 
According to residents interviewed on the first floor of a residential community in Chengdu, when they first bought a house, they chose the first floor because there was no elevator in the community. Buying a house on the first floor is much more expensive than buying a house on the top floor. Residents on the first floor feel that the installation of elevators will affect their lighting and also affect property prices, as the installation of elevators increases noise levels. Since an elevator needs to be installed, it is basically useless for the residents on the first floor. However, whenever the residents on the top floor go up and down the stairs, they need to start listening to the noise, and the noise problem is inevitable.
 
Installing an elevator requires payment. Users living on the first floor rarely use elevators, but still have to pay for installation and maintenance fees, so many residents on the first floor also express disagreement. Moreover, according to the previous requirements of the "Code for Design of Residential Buildings", elevators should only be installed in residential buildings with a distance of 16 meters between the ground level of the first floor and higher entrance buildings, or on the 7th floor and above.

  

  With the rise of urban renewal, Beijing was the first to release planning standards for information residential buildings, stipulating the creation of new four story and above housing, or inner and entrance floors. If the distance between them exceeds 9 meters, an elevator must be installed. In addition, Zhejiang Province, Jiangsu Province and other places have also issued similar latest regulations. Residents of multi story residential buildings are blessed! Naturally, such mandatory regulations are also conditional, that is, corresponding compensation should be provided. For example, some netizens said that the first floor is exempt from paying property fees for three years; Some netizens also suggest that public areas or green spaces on the road should be vacated, and the first floor should be transformed into small courtyards of suitable size.

 
Shared residential elevator
 
Installing elevators in old buildings is now a future development trend. According to the latest regulations, only 3/2 of the residents need to agree to install it now, and residents on the first floor can also install it without paying. And residents on the first floor can also receive compensation. So, many residents on the first floor are also allowed to install elevators.

  

Five brand new external elevators have been installed in a residential area in Beiyuan, Tongzhou, Beijing. The blue glass and the original white building exude a contemporary atmosphere. Many residential areas in Shijiazhuang, Hebei have also tried a new solution: swiping cards to ride in elevators. Firstly, let all residents of the building share the construction cost of the residential elevator. After installation, it cannot be used for free. You must pay with a card to take the elevator. So, people who often use residential elevators have to pay more, but usually one cent per floor.

  

 The price difference of some residential buildings is that the higher the building, the higher the price. The cost of using residential elevators is then allocated to residents. This way, even if the first floor residents spend the money in the construction process of the residential elevator, they will still earn back the money in the end.
